Congratulations you just hung up from that long-awaited phone call from your lender, they told you that you have been pre-approved for a loan in the amount of $110,000.

Now is the time for you to call your realtor back and to tell them you are ready to start looking for a home.

At this point your agent is going to ask you several questions which will help them put together a list of items they will use to provide you with listings of homes in your preferred area with your desired number of bedrooms and bathrooms, and other preferences that you have expressed to them.

As we begin the process I usually e-mail my clients a list of homes to look over instructing them to let me know which ones they like, which ones they dislike and why. I then use this information to narrow the search, this may take going through the process several times but it is time well spent. rather than jumping in the car and driving around to look at 25 properties over the corse of 3 days, only to find that none of them would actually work.

This is by far the best way to start your search especially if your as busy as most of us are nowadays with work, after hours activities such as soccer games, cheerleading practice, parent-teacher conferences,etc ,etc,

I’m sure you know what I mean.

first time home buyerSo we’ve gone through a large group of homes and narrowed it down to a manageable level, decided when would be the best time to look, and allowed at least 24 hours for our agent to make arrangements.

Why 24 hours you ask? Because most sellers require at least 24 hour notice so they can have their home ready to be shown to any prospective buyer.

These are just some of the reasons why using a professional real estate like myself is to your advantage, it will save you time, as well as money and aggravation, and a good agent will make the whole process enjoyable along the way.
